Lawn Fungus in Georgia: Identification, Causes, & Treatment
A healthy, green lawn can quickly become an eyesore when fungal diseases take hold. Many Georgia homeowners struggle with brown spots, thinning grass, and discolored patches caused by lawn fungus. These diseases thrive in warm, humid conditions and are often triggered by excess moisture, poor drainage, compacted soil, or improper lawn care. Identifying lawn fungus early and applying the right treatment can prevent permanent damage and costly lawn repairs. Below, we’ll go over the most common lawn fungi found in Bermuda, Zoysia, and Fescue lawns, how to identify their symptoms, and the best ways to treat and prevent them.
If you’re seeing fungus and mold in your yard, it’s evidence of a deeper problem, literally.
Fungi and spores are naturally present in Georgia soil, and can manifest visually when there are conditions such as moisture imbalance, temperature extremes, poor air circulation, or an imbalance of vital nutrients.
Along with recommended weed control and fertilization practices, a professional lawncare service like Absolute Green Landscaping can apply a fungicide treatment to the yard to suppress the fungus that is dormant in the soil of your yard.

Grass Types Affected: Primarily affects Fescue, Zoysia, and Bermuda.
Season: Thrives in warm, humid conditions (late spring to early fall).

Treatment: Apply a fungicide containing azoxystrobin, propiconazole, or thiophanate-methyl. Reduce watering and mow at proper heights.
Dollar Spot (Sclerotinia homoeocarpa)
Visual Description: Small, silver-dollar-sized patches that merge into larger brown areas. Affected blades have tan lesions with reddish-brown borders.
Grass Types Affected: Common in Bermuda and Zoysia lawns.
Season: Grows in spring and early summer, especially in humid conditions.
Causes: Low nitrogen levels, excess moisture, poor soil drainage.
Treatment: Apply a fungicide with azoxystrobin or propiconazole, and fertilize properly to maintain lawn strength.

Grass Types Affected: Most common in Fescue.
Season: Appears in hot, humid summer months.
Causes: Poor air circulation, excessive thatch, high nitrogen fertilization.
Treatment: Improve drainage, aerate the lawn, and apply metalaxyl-based fungicide.
Spring Dead Spot
Visual Description: Circular dead patches in early spring where the surrounding grass is greening up. Patches often remain bare for months.
Grass Types Affected: Found mostly in Bermuda lawns.
